Adding space to a house is the biggest job most people ever commission, and the one where a vague quote hurts most. We price extensions in detail, build them properly, and keep the rest of your house liveable while we do it.
An extension is really six trades in sequence: groundwork and foundations, structural shell, roof, first fix, plastering, then second fix and decoration. We manage the sequence rather than handing you six separate contractors and a diary problem. Before anything is dug, you'll have a drawing-led quotation that separates materials, labour and any provisional sums so you can see exactly where the money goes.
Most extensions need building regulations approval and some need planning permission. We'll tell you which category your project falls into at the quotation stage, work to your architect's drawings if you have them, and coordinate with building control through the inspection stages. We don't start notifiable work without the paperwork in place — it protects you when you come to sell.
Typically ten to sixteen weeks on site for a straightforward rear extension, depending on size, ground conditions and how quickly building control can attend inspections. Your quotation will carry a programme with the key stages dated.
Almost always, yes. The shell is built before we break through into the existing house, so the disruptive phase is short. We seal off work areas and keep kitchens and bathrooms functioning wherever the sequence allows.
